Ball is pleased to announce completion of a brand new facility for Team Truck, located at 45 High Ridge Court in Cambridge, Ontario.
The new 135,000 square-foot commercial facility was built with steel frame construction and an insulated metal panel and curtain wall system. The heavy truck sales and service centre has 14 repair bays, an emissions testing and wash bay, a parts warehouse and a service counter. After investigating requirements and the cost for liquid natural gas (LNG) vehicles, the facility was ultimately designed for servicing compressed natural gas (CNG) vehicles.
Following a very competitive process, we prevailed by offering pricing on numerous options over an 18-month period.
According to project manager, Robert Nippell, “We were selected after having gained the client’s confidence that we were both competitive and knowledgeable. After advising that competition can be a race to the bottom and low price is not necessarily the best price, many features were upgraded based on quality, appearance and performance.”
“We also take pride in the quality of our self-performed concrete work, which is visible in the interior perimeter walls of the shop and warehouse,” Nippell added.
Self-performed activities included not only work on structural and foundational concrete, but also framing and trim carpentry and installation of doors, frames and hardware.
Ball was uniquely suited for this project because of our experience providing cost-effective and appropriate building solutions with reputable and qualified sub-trades. What began as a competitive design-build endeavour that underwent several iterations and pricing exercises ultimately changed to a construction management role―with numerous upgrades subsequently added after construction started.
With the addition of a lubrication system, parts mezzanine, upgraded finishes and mechanical and electrical systems, the project scope increased by 20% and completion was extended by three months. The original contract was completed under budget.
The Team Truck project will likely be entered as a candidate for a GVCA Building Excellence Award for projects under $10,000,000.
